In 2021, I bought a condo in Panama City Beach without ever setting foot there.

I made the decision, closed the deal, loaded up my Jeep with my dog Pixie and not much else, and drove straight from Texas to Florida. My first look at the place — and at PCB — was pulling down Front Beach Road for the first time. I was 45.

The view from unit 902 at Calypso was even better than the photos. The work it needed was also more than I expected.

COVID was still disrupting supply chains, and furniture was backed up weeks and months out. I was starting from a completely empty condo — no bed, no couch, nothing — and I genuinely underestimated what it takes to get from that to something that actually feels like a home away from home. It's not just furniture. It's every dish, every towel, every pot, every lamp. Every little thing a family reaches for without thinking about it. I thought about all of it. Tracked it down, waited for it, set it up myself.

What I thought would be a few weeks turned into three months. But by the end of it, I knew that property inside and out — the building systems, the quirks, what guests actually need versus what just looks good in photos.

That period taught me more about running a rental than anything I could have read. You learn fast when it's your money and your name on the door.

The first few guests were nervous about traveling during a pandemic. I was responsive, honest about what the property was, and didn't overpromise. They left good reviews. More guests came. I bought a second unit, then a third.

Now we have three gulf-front condos — two at Aqua, one at Calypso — all set up the same way: stocked like someone actually thought about what you'd need, maintained like we're the ones sleeping there, and with an owner on the other end of the phone who knows every inch of the place because he built it from scratch.

We're not a management company. We're not a big operation. That's intentional.
